Lien Waiver Tracking for Sage 100 Contractor
Before the owner releases payment, the waivers have to be in. This lists what you paid each vendor and subcontractor on each job over a check-date range, with the paid-to-date figure for final waivers, so you know exactly which waivers to collect and for how much.
It runs in your browser against your live Sage 100 Contractor data, through the Twinn service on your own network, and exports to Excel, PDF or CSV.

Who uses it
- AP clerks chasing paperwork
- Project managers preparing a pay application
- Controllers protecting the company from liens
The questions it answers
- Which waivers do we need for last month’s checks, and for how much?
- What have we paid this subcontractor on the job to date?
- Which invoices on the job are still unpaid?
Ask Twinn · Early access
“Which lien waivers do we need to collect for checks written last month?”
Ask Twinn, the assistant inside Twinn, runs this same report to answer questions in plain English. It tells you which report it ran, with which criteria, as of when, so the answer always matches the report.

How it’s calculated
The same notes Twinn shows beside the report, so anyone reading it knows what the numbers include.
- Grouped by job, then vendor: each vendor subtotal of Amount Paid is the amount that vendor's waiver for the period should cover.
- Job Paid to Date is everything paid to the vendor on the job through the end of the range, for final or cumulative waivers.
- Turn on 'Show unpaid invoices' to add open invoices with no payment in the range.
